Costs Involved With Opening Your Own Woodhouse Day Spa

Initial Franchise Fee $35,000
Spa Menus $1,750
The Spa Menus are purchased from us at $1.75/menu. This estimate is based on purchasing 500 menus.
Spa Franchise Kit $3,250
The Franchise Kit is purchased from us and includes business cards, letterhead, thank you cards, envelopes and other branded materials.
Uniforms $720
The uniforms are purchased from us for $68/uniform. The uniforms are made specifically for The Woodhouse.

Building and Land Varies
The Woodhouse Day Spas are located in downtown commercial buildings, historical homes, or retail locations such as lifestyle centers, depending on the individual market. You may lease or purchase the building. The size of your spa will range between 2,500 and 8,000 square feet.
Construction/Renovation $50,000 to $300,000
This estimate is for the total construction/renovation cost of a Woodhouse Day Spa, excluding the cost of architectural plans and building permits which vary due to wide variations in building and site conditions. We provide blueprints and work directly with your general contractors during the build-out phase.
Furniture/Fixtures/Signage $70,000 to $86,000
This amount includes the cost of the furniture, fixtures, equipment, décor items, and signage for your spa. We prepare purchase orders for all of the initial items based on the layout of your spa. We also place the orders for you when construction begins.
Initial Training Costs $1,705 to $2,500
We provide initial training to the franchisee, General Manager and Spa Coordinator at no additional charge. Therefore, this amount includes only your out-of-pocket costs for the training of these people. You will be responsible for all expenses you or your employees incur in the initial training program such as travel, lodging, meals and wages.
Computer Hardware and Software $6,000 to $7,500
This amount includes the cost of computer hardware and software that you must use in the operation of your spa, a one-time Elite software network license fee of $875 for up to 5 computers and the $75 Elite software license fee for the first month of operation. Typically, there are 2 Dell computers used in the operation of your spa.
Initial Inventory/Supplies $36,000 to $40,000
This estimate includes the cost of retail and professional inventory and office supplies paid directly to our approved vendors.
Professional Services $1,500 to $5,000
This estimate is to establish an entity and review of the franchise documentation and paid directly to your accountants and attorneys.
Promotional Expenses $2,500
You must spend at least $2,500 on the Spa’s grand opening party and promotion.
Insurance $2,500 to $4,000
This amount represents an estimate of the down payment on your annual insurance premiums.
E-Commerce Set-Up $1,805
If you elect to offer and sell Woodhouse products through your Spa’s website, the one-time set up fees is $1,750 plus the maintenance fee of $54.95 for the first month of operation.
Additional Funds $75,000 to $100,000
This is an estimate of working capital during the start-up phase for payroll, rent, supplies and other monthly expenses.
